At Waterside Shops, This Season's New Arrivals Are All Moving Into Someone Else's Old Space

"We're looking forward to opening just before the end of the year," Adam Strecker, CEO and founder of Hi Noon Hospitality, said in April, when Waterside Shops announced that his restaurant Buck & Rider was coming to Naples. Four months later, the Naples Daily News put the opening at early 2027. Brio Italian Grille closed at Waterside earlier this year. Its former space is barricaded while the work goes on.

Waterside Shops sits at 5415 Tamiami Trail N. in North Naples, a short drive from Pine Ridge Estates. The Buck & Rider delay is one link in a longer chain. Almost every name arriving at Waterside in 2026 is filling a building or storefront that another tenant left. The center is rearranging itself rather than growing. The biggest effect is that its restaurants are moving out to the edges.

One Move Opens the Next Space

The rearranging started with two home stores. Williams Sonoma left its storefront along the center's interior walkways for an outparcel building. Pottery Barn followed this year, and the two now share a two-story building on the northwest corner of U.S. 41 and Seagate Drive. Each move left space behind, and each space now has a new tenant.

The chain explains why so much of the center looks unfinished at once. One vacancy rarely matches the next tenant's needs exactly. Spaces get combined, divided, or rebuilt, so a single move can keep several storefronts behind construction walls for a season.

The Restaurants Are Moving to the Edges

Waterside's three new restaurants all sit at or near the outer edges of the property.

Eddie V's, a Darden Restaurants concept, opened June 7 on the southwest corner. It fills a freestanding, extensively renovated 9,991-square-foot former bank office at Seagate Drive and Myra Janco Daniels Boulevard. Its V Lounge has live music trios every night, and Waterside notes a wine list of more than 300 wines that Wine Spectator has recognized.

On the other side of the center, the former Brio is a 7,617-square-foot space being rebuilt as Buck & Rider. The menu will feature locally sourced seafood alongside seafood flown in from around the world. This will be the brand's first location outside the Southwest. The timing is still uncertain. Buck & Rider's own Naples page still says late 2026, while the Naples Daily News reported on August 22 that the target had moved to early 2027.

The largest project fills the oldest gap. Nordstrom closed in 2020. On its former footprint, Naples-based DeAngelis Diamond is building a Restoration Hardware campus of nearly 30,000 square feet. The builder describes six new buildings: five RH Gallery spaces and a standalone restaurant. Landscaped walkways will connect the galleries to the RH Naples restaurant, which sits in a central glass atrium. RH hoped to open near the end of this year. Waterside lists the address as 5489 Tamiami Trail N. and the timing as "Opening late 2026," with no specific date.

When all three are open, two of Waterside's dining rooms will be freestanding buildings with their own approaches rather than storefronts off the interior walkways. Eddie V's already works this way, and the RH restaurant will too. The longtime restaurants stay where they are. Waterside counts BrickTop's, California Pizza Kitchen and True Food Kitchen among its existing dining options.

Inside the Center, the Changes Run Shop to Shop

The interior walkways show the same pattern in smaller spaces.

On June 11, Dior moved out of its longtime shop inside Saks Fifth Avenue and into a 6,000-square-foot suite of its own. The suite combines part of the old Williams Sonoma space with several smaller units whose tenants had closed or moved elsewhere in the center.

Across from the future Love Shack Fancy, Pottery Barn's former space was divided for Vuori and Anthropologie. Vuori opened first. Waterside announced it on September 10 at 5475-7 Tamiami Trail N., near Sephora. The Naples Press reported that Anthropologie planned to move into an 8,500-square-foot space, tentatively closing its current store in September and reopening in October. As of this writing, the center has not announced that the move is complete. Before a visit, check which storefront is open.

Love Shack Fancy is taking a 1,356-square-foot suite on the center's eastern edge. It combines the former Häagen-Dazs and L'Occitane en Provence units, which both closed at the end of May. Waterside gives its address as 5455-1 Tamiami Trail N., near Sephora. One trade-off for neighbors is that the center lost its ice cream counter this spring to make room for a fashion and lifestyle shop.

Two more retailers are listed without a vacancy chain attached. Piranesi is "Opening Fall 2026" at 5435-19 Tamiami Trail N., near Gucci. Peter Millar is "Opening Late 2026" at 5485-9 Tamiami Trail N.

The Calendar From Here to Early 2027

Ranked by how firm each date is, the remaining changes look like this:

  1. Open now. Eddie V's Prime Seafood, the Dior boutique, Vuori, and the Williams Sonoma and Pottery Barn building at U.S. 41 and Seagate Drive.
  2. Fall 2026, per Waterside's listing. Piranesi, near Gucci.
  3. Late 2026, per Waterside's listings. Peter Millar and the RH gallery campus with its restaurant. Neither has announced a specific date.
  4. Holiday 2026, per Waterside's listing. Love Shack Fancy.
  5. Early 2027, per the Naples Daily News. Buck & Rider, though the company's own site still says late 2026.
  6. Unconfirmed. Anthropologie's move to its larger space.

All but two of these dates come from the center's own announcements. Expect them to move, as Buck & Rider's already has.

What's Open Nearby While Waterside Rebuilds

Some of this fall's most clearly dated openings and events are a short drive north of Waterside, off Vanderbilt Beach Road.

Sour & Dough Artisan Bakery opened in September at 893 Vanderbilt Beach Road, Unit 58, in The Pavilion. It sells French-inspired breads, pastries, sandwiches and specialty coffee. Mercato holds its annual Pumpkin Patch on its Event Lawn from October 17 to 25, and pumpkin sales support SNIP Collier. On Saturday, November 7, from 5 to 8 p.m., Mercato hosts Taste of Mercato at The Piazza, 9110 Strada Place. The event includes bites from nine restaurants, fall drinks and live music.

Later in the season, Johnsonville Night Lights returns to Naples Botanical Garden from November 27, 2026, to January 3, 2027. It is closed December 24, 25 and 31. This year adds a 10 percent discount for groups of 20 or more on qualifying weekday reservations. If Waterside's late-2026 targets hold, the RH restaurant could open during the Night Lights run. Buck & Rider would follow after the new year.
